Since Islazul was acquired last year by the joint venture formed by Henderson Park and Eurofund Group, its sustainability strategy has focused primarily on two pillars: decarbonizing the asset by 2030 and generating a positive impact on the community through various initiatives.
May 2025 – Islazul Shopping Center ends the first quarter of the year by reaching the top position in the global ranking of shopping centers, further reinforcing its commitment to sustainability and its strong dedication to its new sustainability plan. This achievement is endorsed by the prestigious BREEAM® (Building Research Establishment Environmental Assessment Methodology) certification in its Retail In Use category.
It is in 2025 when Islazul has achieved the highest score worldwide, marking a new milestone. This recognition validates Islazul’s strong commitment to sustainability, which continuously promotes best practices in center management, ensuring visitors a high-quality and comfortable experience while respecting and preserving the environment. In fact, the BREEAM® certification covers key areas such as energy efficiency, reduction of pollutant emissions, waste management, water consumption, and the well-being of shopping center users, among others.

With 90,000 m² of space, Islazul Shopping Center, managed by Cushman & Wakefield, is one of the largest shopping centers in Spain, attracting nearly 12 million visitors annually. It offers more than 180 stores across a variety of sectors and features over 4,300 m² of green areas.
The new sustainability strategy implemented over the past year has enabled the center to climb the ranks across all categories of the BREEAM® methodology (Health & Wellbeing, Water, Energy, Transport, Materials, Waste, Land Use & Ecology, and Pollution). As a result, there has been a reduction of 692,522 kWh in electricity consumption and a decrease of 167 tons in CO2 emissions since the last certification, along with an 11% reduction in water consumption over the past year. These achievements have been made possible through the revision of operational protocols, monitoring of temperatures, consumption, and schedules, and the use of direct free-cooling air conditioning systems.
In terms of waste management, Islazul has obtained the “Zero Waste Management” certification, which confirms an Excellent level in its waste management system, certifying that more than 95% of the waste generated is diverted from landfills through alternative management solutions.
In addition, various actions have been implemented to reduce light pollution caused by exterior lighting. An 815 kWp photovoltaic plant has been installed, resulting in an 18% energy savings over the past year. The center also features facilities for cyclists, promoting sustainable mobility, as well as a pioneering park-and-ride system in collaboration with EMT and the Madrid City Council.
Islazul complies with ISO 14064, ISO 14001, and ISO 50001 standards, which ensure an environmental management system focused on preventing pollution, reducing environmental impact, and promoting energy efficiency. Additionally, it holds the Universal Accessibility Certificate according to UNE 170001, standing out for having a fully accessible restroom and being the first shopping center in Madrid to provide a restroom specifically designed for people with ostomies.
Islazul remains firmly committed to its new strategic sustainability plan, continuing to implement new measures and actions to expand its positive impact on society, an ongoing priority for the shopping center.
