Madrid, February 26, 2026 – Investors, developers, and real estate managers Eurofund Group and FREY have forged a strategic partnership to drive Shopping Promenade Lleida, the first major retail and leisure park in the province. With a record investment of over €145 million—the largest in Lleida’s history—the project will boost the region’s economic development, promote local employment, and revitalize underutilized urban spaces.
Shopping Promenade Lleida will span more than 56,000 m², combining leisure, entertainment, shopping, and gastronomy. The park is designed to serve a catchment area of approximately 350,000 people, capitalizing on the growing interest in open-air retail formats.
As strategic partners in this project, FREY, the creator of the Promenade concept, contributes its specialized expertise in designing sustainable, multifunctional open-air shopping centers. Eurofund Group brings its experience in developing and managing large commercial complexes, ensuring robust strategic planning and efficient execution. Together, they combine strategic vision and operational capability to deliver a project that will reposition Lleida as the capital of commerce and leisure in inland Catalonia, stimulate the local economy, and enhance its ability to attract talent.
A project with transformative potential
Shopping Promenade Lleida will be the largest private investment ever made in the province, totaling over €145 million. As part of the overall project investment and within the framework of agreements signed with the Paeria of Lleida, more than €9 million will be allocated to mobility, urban development, and accessibility, strengthening public infrastructure at no cost to the City Council.
In addition, the shopping park will generate around 400 direct jobs linked to its operations and more than 1,000 indirect jobs, making a significant contribution to the city’s economic and employment revitalization.
Currently, Lleida and Teruel are the only Spanish provinces without a large-format commercial infrastructure, resulting in an estimated annual consumer outflow of around €400 million to other cities. Shopping Promenade Lleida has been designed to reverse this situation, offering a space that not only retains spending within the province but also promotes responsible and sustainable economic development, capable of attracting visitors from across the region.
Ion Saralegui, CEO of Eurofund Group, added: “Shopping Promenade Lleida strengthens Spain’s commercial landscape by bringing an open-air, modern, and sustainable retail format to a territory that lacked a similar offer. With this project, we aim not only to rebalance consumer distribution, retaining spending that today moves to other provinces, but also to demonstrate how private investment can become a driver of economic and social development, unlocking the full commercial potential of the region”.
Thibault Coatanea, Head of Iberia at FREY, stated: “Shopping Promenade Lleida reflects a long-term commitment to the city’s urban and economic development. Beyond the investment itself, the project aims to create an open and sustainable destination, designed to support Lleida’s growth and reinforce its lasting appeal”.
A next-generation retail and leisure destination concept
Shopping Promenade Lleida is part of the Shopping Promenade concept, developed by FREY and already present in several European locations, particularly in France. It is an open and integrated retail model, designed as a vibrant destination that combines shops, dining, entertainment, and social spaces. Intended for daily use, the project aims to foster connections between people and provide an accessible and attractive destination for both residents and visitors.
Additionally, the project will achieve B Corp certification and a BREEAM Excellent pre-assessment, reflecting high social, environmental, and transparency standards and reinforcing its commitment to a sustainable economic model. It will also receive the 5-Star Accessibility certification, ensuring a fully inclusive space adapted for all people.
